It’s Earth Day today, which means it’s time to celebrate the beauty and uniqueness of Martha’s Vineyard by taking care of its natural spaces. Head to your favorite beach tomorrow, from 10 am to 12 pm, and help the Vineyard Conservation Society pick up litter. Volunteers will be there with trash bags and gloves, then folks will head to the Oak Bluffs Sailing Camp for an after party. Enjoy your weekend.

PFAS talk
The Martha’s Vineyard Regional High School is before the Oak Bluffs planning board in their final stage of town permitting. Deliberation throughout the special permit review process has surrounded per- and polyfluoroalkyl substances (PFAS) and their potential to leach into groundwater. The proposed field is to be located above the Island’s sole source aquifer, but independent consultants have found that PFAS levels in turf materials are negligible. Taking action
There are a number of events being planned for this year’s Climate Action Week, which will take place from May 8 to May 14. There’ll be a variety of events, presentations, and tours, with the aim of highlighting local efforts of mitigating climate change-related impacts to the Island. Until then, everyone can do their part to steward the

Bigs still needed
Vineyard Haven resident Mike Whittemore plans to complete a 100K run on the Island to raise awareness and funds for Big Brothers Big Sisters (BBBS) programming on the Island. Although Island folks are doing what they can for the organization, three boys are still looking for mentors. Reporter Eunki Seonwoo brings us the news.

Today: It’s the first time ever for this Island History Trivia Night at the M.V. Museum. Take a look at the exhibits, grab a glass of wine and then see how much you know (or maybe don’t grab the wine?) 5:30 pm. –Connie Berry Pathways hosts a musical weekend beginning with the Martha’s Vineyard Medicine Show tonight, and then the Convertibles

This weekend: Start the weekend off with a gentle experience at Peaked Hill Studio Yoga Class. It’s a great way to unwind and it’s open to everyone, meaning even someone like me could give it a try. 9 am. The Coast Guard Auxiliary offers a Safe Boating Course at the West Tisbury fire station. 9 am to 5 pm. Vineyard Conservation Society hosts the 30th Annual Beach Cleanup Day, so join your friends and neighbors at any of 25 Island beaches from 10 am to noon. Bring the kids. Paula Peters, founder of the Native American creative agency SmokeSygnals, will talk about the history and cultural significance of Wampum in the Wampanoag
community at the M.V. Museum. (Read the whole description, because this sounds like a great presentation.) 2 pm. The Edgartown library celebrates spring with a concert with the Martha’s Vineyard Chamber Music Society. 3 pm. A group of awesome Islanders put together this Empty Bowls Fundraiser to help feed Ukraine. Soup in handmade bowls that you can take home, music by the Dock Dance Band, and piano before that. 5:30 to 9:30 pm. The recovery community celebrates Earth Day with a screening of "Fantastic Fungi" at the Red House, complete with mushroom hors-d'oeuvres. Free. 6 pm.
On Sunday, a trip to the Dumptique to find buried treasure is always a great time. It’s open from 9 to 11:30 am at the West Tisbury Transfer Station. Foraging and Gathering with Kristina Hook, an Aquinnah Wampanoag Tribal Elder, is on tap at Felix Neck. 11 am. The M.V.
UU Church (lots of letters there) re-dedicates the Stevens Chapel after more than two years of being closed. 11 am. The West Tisbury library hosts its biannual Community Poetry Reading featuring community members reading their own poems and/or the poems of others. In-person. 2 pm. Take the kids to the Ag Hall for Barn Buddies with the Family Center. Lots of stuff to play with, including bikes and trikes. Free. 3:30 pm. I’ve been thrilled with all this sunshine.  Real Estate Confidential: An unheard of middle-of-the-market

The New Year brought with it a then-high median sale price of $1,350,000, now at $1,500,000 for the 12 months through the first quarter of 2022. I know I keep saying we are not in a bubble and I still believe prices will level off with increased mortgage rates and an increase in inventory (Please!). The median price of current inventory is dramatically higher than the current median sale price because of inventory heavy in higher prices spread over a wider range. (Think a see-saw with most of the weight on one longer
end.)
If you are planning to buy or sell a home today, it is important to be aware of some common misconceptions. Several buyer myths are: You should wait to buy until home prices and mortgage rates fall, and waiving the home inspection is a good idea to have your offer stand out. The reality is, experts say prices and rates will continue to rise this year and it will cost more the longer you wait. And, an inspection tells you the condition of the home and can prevent unpleasant surprises.
Some seller myths are you can set the asking price at whatever you want, and you have to renovate your house before putting it
on the market. The reality is, you cannot just pick any price, and some renovations may not be worth it in today’s market. Your broker’s expertise will give you the best advice in these areas.
So, what does the middle-of-the-market look like? The lowest priced, three-bedroom, two-bath home on the Vineyard is close to town in Oak Bluffs and priced at $995,000. There are quite a few good opportunities above the median, and a few have guest houses and in-law suites, which has helped satisfy that multi-family need.
If you want to be on the waterfront and have a private dock with water and power, mooring in a safe
harbor, and access to open ocean, 242 Herring Creek Road is the place to be. The house sits on over four acres of Lake Tashmoo waterfront. You can take the beautiful stroll to your dock or take the mile walk on the newly created path to the Tashmoo Town Beach, Wilfred’s Pond for beach walks, or nearby Mink Meadows Golf Course. This property is about a 5-minute drive or 10-minute bike to downtown Vineyard Haven – the SSA, restaurants, and shopping. A boater’s paradise with superb potential . . .

Sweet stroll
They’re some of the most unique homes on the Vineyard — intricate architecture adorned with ornately carved trim. The gingerbread houses are an Oak Bluffs gem, and there’s a lot more to the tiny, toy-like buildings than meets the eye.
